Co-living Property Platform

Every bed, tenant and rupee of rent in one place

Property management software for a co-living operator. Every bed is tracked with its own rent and status, new tenants are invited to a specific bed by email, rent is recorded against the bed, and tenants and landlords get their own portals.

The challenge

The operator rents beds, not flats. One room can have several tenants, a free bed and a different rent for each, and every bed has its own move-in date, deposit and agreement end date. Spreadsheets and WhatsApp could not show which beds were free, who had paid, or which agreements were about to end.

What we built

One web app built around beds: properties, rooms and beds with their own rent and status; email invitations tied to a specific bed with self-registration and approval; rent and payments recorded against the bed; contracts with expiry warnings; support tickets with deadlines; a leads pipeline; role-based staff access; and portals for tenants and landlords.

What it does

01

Every bed, tracked on its own

Know which beds you can rent out today, and what each one earns.

02

Invite a tenant to a specific bed

The prospect fills in their own details and the bed is held for them, so it is never offered twice.

03

The month on one screen

Income, occupancy, rent collected and open tickets at a glance.

04

Rent you can see

Every payment tied to a tenant, room and bed, with overdue rent flagged.

05

Tenant and landlord portals

Tenants see their agreement and payments; landlords see their buildings and rent collected.

06

Repairs that don't get lost

Tickets with a priority, an owner and a deadline.

Could AI have built this?

AI can draft the screens. It can't sit with the client, get every rule right, launch it and be there when something breaks.
